Frequently Asked Questions

DO YOU ONLY BUILD KITCHENS?

We only build new entire kitchens, bathrooms and laundries. Sorry but we don’t repair or refurbish

DO YOU DO FLAT PACK KITCHENS?

We only supply fully assembled kitchens.

CAN YOU REFURBISH AN OLD KITCHEN?

If your kitchen is older than fourteen years then it’s probably hard to use, a bit sad to look at… and starting to fall apart. Changing the doors and bench tops might cheer it up a bit, but it will still be an old, dysfunctional kitchen. This is false economy because the cabinet carcase cost accounts for only a quarter the cost of a new kitchen. The main cost is in the doors, panels and tops. Far better to save your money, until you have enough to do the job properly, with quality products and services. A new kitchen can work so much better for you, and be a real compliment to your home. Gold Coast Kitchen-Man only specifies complete replacement kitchens.

WHAT MATERIALS DO YOU USE?

The basics: All cabinet carcases are Highly Moisture Resistant Particle Board (HMRPB) Low emissions Eco board is also available. Hinges are Blum Clip-top with Blumotion (soft closing). Drawer runner options: Blum. Metabox, Tandem with Blumotion or Servodrive. A huge range of accessories: tidybins, Blum Orgaline, wireware, etc. All hardware specified is nickel plated and suitable for coastal conditions.
Doors, drawers & panels. Well, what would you like? It seems that most people here on the coast seem to prefer a flat door, usually white to create simple lines. This can be achieved, (with remarkably similar results) using: Melamine, Vinyl or Two-pack. The sub-strate for all these finishes is Moisture Resistant Medium Density Fibreboard (MRMDF) However, if you like the classical look, then you will need to consider Two-pack or Vinyl, with a choice of many face profiles. Solid timber and timber veneers are not recommended for these sub-tropical, coastal conditions: the humidity causes havoc!

WHICH BENCH TOPS DO YOU RECOMMEND?

The most durable, hygienic and, of course most expensive, are created from Solid Surface products such as Corian, Staron, Himax, etc. This material can be heat-moulded and chemically welded for joint-free tops. I love to use this material in kitchen and bathroom. However, I usually recommend Quartz engineered stone: Ceasarstone, QuantumQuartz, Essastone, SmartStone, etc. This extremely tough man made combination of stone and acrylic will still look great in ten years. Laminate bench tops look great and are very cost effective. With the latest hi-gloss, scratch resistant colours, you can almost fool people that it’s real stone. So your choice of bench top depends mostly on your budget, below are the advantages of different types of materials for bench tops in order of material costs.

ROLLED EDGE LAMINATE (Post-formed tops)
  • ADVANTAGES: Cost
  • DISADVANTAGES: Moisture can be a problem around joins (even well sealed ones), can be scratched, affected by heat, shape limitations.
GRANITE NATURAL STONE
  • ADVANTAGES: Natural look, not affected by water, reacts well to heat.
  • DISADVANTAGES: Can absorb stains as it is porous, one week wait during construction for manufacture.
SOLID TIMBER TOPS
  • ADVANTAGES: Natural look
  • DISADVANTAGES: Value for money, easy to scratch, moisture is a problem around joins, reacts badly in humid conditions.
QUARTZ (Commonly know by brand names such as Caesar Stone & Quantum Quartz)
  • ADVANTAGES: Excellent finish, very resistant to stains, heat, unaffected by moisture.
  • DISADVANTAGES: One week extra in construction times, cost.
ACRYLIC PRODUCTS (Commonly known by brand names such as Corian, Freestyle, Starron etc.)
  • ADVANTAGES: Excellent finish with no visible joins ever, not affected by water, resistant to heat.
  • DISADVANTAGES: Cost and extra production time.

WHEN CAN YOU GET STARTED?

We usually have a four to three to four week lead time but we are oftenable to deliver on a much shorter schedule if necessary. Things like the choice of bench tops and finishes can mean an extra lead time of up to two weeks.

WHAT WILL IT COST?

About the same as YOU would invest in a new car: Basic – $10-20k Medium – $20-40k High – $40k++. However, a car depreciates in value but a new kitchen or bathroom will add value to your property.

Our designer will guide you on price as you make your selections and then provide you with a written quote based on your preferences with provision for other price options. We will help you get the best kitchen possible for your budget.

WHEN DO I PAY?

We require a deposit on acceptance of the quote followed by a further 25% upon completion of a satisfactory check measure and a further 55% on delivery to site. The final 10% is payable on completion of the installation.

[toggler title="CAN YOU GIVE A BALLPARK FIGURE?"

The more information we have the more accurate the estimate can be, it’s really as simple as that.

The “average” kitchen (if there is such a thing) that we implement, incorporates removing the existing kitchen, supplying associated Sub-Trades (Plumber, Electrician, Tiler, Painter etc.), installing the new kitchen (constructed with say ‘engineered Granite’ for the bench top and ‘Vinyl wrap’ for the doors) is around $21,000.[/toggler]

But I don't want re-engineered Granite, I would like a Corian bench top, plus a pull-out pantry, extra drawers, slide-out bin and my Kitchen is 3mtrs x 4mtrs -How much?

Well then, when you start going down to more specific items like that, then you are going to have to properly design your kitchen, preferably by a qualified Kitchen Designer, who will need to also provide a list of specification outlining the materials used, accessories and other sub-trades required. With that information to hand we will be more than happy to provide you with a fully itemised quotation as an obligation free service.

But all I want is a ball-park figure!

Estimating the cost of a new kitchen is far more difficult than say supplying the cost of a new car. With a car, for example you start with a pre-determined body, engine, interior, etc. This forms the basis for the price for the car. And the cost of various options is then added.

  • “Average Kitchen Renovation cost is 7% of your home’s market value”
  • “Average (New) Kitchen installation cost is 10% of your building cost”

With kitchens however, you have no “body” as such to begin your initial price with, you have an “empty room” which needs to be filled with a whole range of different cabinets, to suit your needs. Therefore you need to design the body of the kitchen before any real costing can even begin to be estimated. With kitchens, there are literally millions of different options: based on different materials, colours combinations, profiles, edgings, hardware, accessories -all of which effects the final price.

In a nutshell that’s why kitchen manufacturers, not just in Australia but around the world, can at best, only give you “ball park” estimate on what the price of a “typical” kitchen is sold for, rather than an “all in one – on the spot fixed quote”.

As a ‘ballpark” estimate, spending around 7% of the house price on a complete Kitchen renovation has been about typical for a long time.

My house is a 4 bedroom in a moderate location, I don't want to over-capitalise. How much should I budget for?

As reported by the APIP in June 2005, house prices in Canberra since 2000 had increased by some 110% and the median price was about $355,000. Actual house prices vary greatly of course depending on location, size and various other factors.

The Table below quotes from a report in “The Canberra Times” of 28 September, 2007, that provided data on median house prices in the Canberra suburbs and the growrth in capital values since 2002.
